Resident Selection Criteria
For income-restricted apartments, the annual gross income for the applicant's household must be less than or equal to the maximum income limits published by the Indiana Housing and Community Development Authority for the appropriate household size.

2-Person Household - up to $42,800 per year
3-Person Household - up to $48,160 per year
4-Person Household - up to $53,440 per year

Based on the income restrictions outlined above, as of March 1, 2021 rents are:
1-Bedroom 60% AMI Rent - $597 per month
1-Bedroom 80% AMI Rent - $625 per month
1-Bedroom Market Rate - $650 per month
2-Bedroom 60% AMI Rent - $698 per month
2-Bedroom 80% AMI Rent - $749 per month
2-bedroom Market Rate - $769 per month
3-Bedroom 60% AMI Rent - $789 per month
3-Bedroom 80% AMI Rent - $889 per month
3 Bedroom Market Rate - $899 per month
Note: All rents include water, sewer, and trash removal fees.

Q. How long does the application process take?
A. The timing of the process depends on the completeness of your application. Please be sure to answer all questions. Also, provide all of the documents requested on the form accompanying the application. Once we have all the required documents, we will proceed to verify your income, assets, as well as your credit, rental and criminal history.
Q. How do I check on the status of my application?
A. Please call or send us an email to check on the status of your application.
Q. If my application is approved, how can I make sure I get an apartment?
A. We will contact you once your application has been processed and approved. If you would like to place a hold on an apartment, you will need to pay a $100 deposit. This deposit will be applied toward the amount due at move-in.
Q. How much is the security deposit?
A. As long as your application is approved without any conditions, the security deposit will be $500 payable at move-in.
Q. How much will it cost to move in?
A. As long as your application is approved without conditions, the move-in fees include the security deposit and a pro-rated first month's rent.
Q. What utilities will I be responsible for?
A. You are responsible for the electric (Duke Energy), cable television, internet and telephone service.
Q. What are your office hours?
A. Our leasing office is typically open from 9am to 5pm Monday - Friday, or by appointment.
Q. Do you allow pets?
A. Yes we do!* And assistance animals for disability-related needs are allowed
