Resident Selection Criteria
We are an affordable housing community. The annual gross income for the applicant's household must be less than or equal to the maximum income limits as established and annually revised by the requirements of the Low Income Housing Tax Credit Program for the appropriate household size.

2-Person Household - up to $41,280 per year
3-Person Household - up to $46,480 per year
4-Person Household - up to $51,600 per year
5-Person Household - up to $55,760 per year
6-Person Household - up to $59,920 per year

Based on the income restrictions outlined above, as of January 1, 2020 rents are:
1-Bedroom 60% AMI Rent - $599 per month
1-Bedroom 80% AMI Rent - $625 per month
1-Bedroom Market Rate - $650 per month
2-Bedroom 60% AMI Rent - $665 per month
2-Bedroom 80% AMI Rent - $699 per month
2-bedroom Market Rate - $729 per month
3-Bedroom 60% AMI Rent - $814 per month
3-Bedroom 80% AMI Rent - $829 per month
3 Bedroom Market Rate - $849 per month
Note: All rents include water, sewer, and trash removal fees.
Frequently Asked Questions
Q. How long does the application process take?
A. The timing of the process depends on the completeness of your application. Please be sure to answer all questions. Also, provide all of the documents requested on the form accompanying the application. Once we have all the required documents, we will proceed to verify your income, assets, as well as your credit, rental and criminal history.
Q. How do I check on the status of application?
A. Please send us an email to check on the status of your application.
Q. If my application is approved, how can I make sure I get an apartment?
A. We will contact you once your application has been processed and approved. If you would like to place a hold on an apartment, you will need to pay a $100 deposit. This deposit will be applied toward the amount due at move-in. If you would like to withdraw from your reserved apartment, simply notify us and we will refund your $100.
Q. How much is the security deposit?
A. As long as your application is approved without any conditions, the security deposit will be $500 payable by money order or cashier's check prior to move-in.
Q. How much will it cost to move in?
A. As long as your application is approved without conditions, the move-in fees include the security deposit and a pro-rated first month's rent. Both of these must be paid by money order or certified funds.
Q. What utilities will I be responsible for?
A. You are responsible for the electric (Duke Energy), natural gas (Vectren Energy), cable television and telephone service.
Q. What are your office hours?
A. Our leasing office is open from 9am to 5pm Monday - Friday.
Q. Do you allow pets?
A. We allow cats. Assistance animals for disability-related needs are allowed.
